This week, LOCUS: Responsible Real Estate Developers and Investors, a program of Smart Growth America, announced a three-part national strategy to address housing and social equity calling upon developers to join them in the cause. The proposed initiative would be centered around new conscious place-based social equity metrics.

The announcement came Tuesday during the third annual Walkable Urban Places Conference, co-hosted by Urban Land Institute Washington and the George Washington University Center for Real Estate and Urban Analysis. LOCUS sponsored the event along with Venable LLP.

Salisbury, MD hosts downtown walkability tour

The City of Salisbury, MD envisions its downtown as one that is both walkable and sustainable. To complement the city’s downtown revitalization efforts, Salisbury officials and local residents met with representatives from Smart Growth America on June 11 and 12, 2014, as part of a free, grant-funded technical assistance program. Promoting pedestrian and cyclist activity downtown is a priority for the city in order to encourage residents to visit the area and patronize local businesses. Through a partnership with Smart Growth America, the City of Salisbury and its residents worked to identify solutions to challenges facing pedestrians and cyclists navigating the area.

“We want more people knowing how to discover our Downtown businesses,” said James Ireton, Jr., Mayor of the City of Salisbury. “Smart Growth America will provide us with the resources to focus our efforts on making it easier for more people to live, work, and play Downtown.”

On the first day of the workshop, residents attended an introductory presentation that discussed the current state of Salisbury’s pedestrian and cyclist network and the importance of walkability in achieving the city’s vision of a revitalized Downtown. Residents returned the following day for a bicycle tour and then walking tour to provide insight on challenges cyclists and pedestrians encounter.

In January 2014, Salisbury was one of 18 communities selected by Smart Growth America to participate in the free technical assistance program. Stretching from New Hampshire to Idaho, these communities represent major cities, suburban centers, and rural towns alike.

“We are excited to be in an elite class of cities receiving this support from Smart Growth America,” said Salisbury City Council President Jacob Day. “Salisbury’s economy can thrive with greater investments in pedestrian and cycling infrastructure and with a greater density of economic activity in the core. This grant will help us plan our evolution.”

Smart Growth America’s Local Leaders Council sat down with Dan Burden, Co-founder and Executive Director of the Walkable and Livable Communities Institute to learn about what makes for a “walkable” neighborhood and what communities can do to become more walkable.

“A walkable neighborhood is a right-scale neighborhood where you can walk, you have good street connectivity…streets that are reasonably quiet and peaceful, that relate to the people living there, shopping there, and enjoying their neighborhood,” says Burden.

Mayor Ralph Becker, a charter member of Smart Growth America’s Local Leaders Council, is turning Salt Lake City, UT into one of this nation’s most prosperous urban centers. And he’s doing it by building accessibility, sustainability and livability into many city policies.

Becker’s efforts are evident across Salt Lake City. He has spearheaded one of the most ambitious rail systems in the country, building new light rail, bus rapid transit, streetcar AND commuter rail systems. He’s also made the city accessible for all users by more than doubling the number of bike lanes, launching a bike share program and focusing on walkability and pedestrian safety.

Carlisle, IA hosts workshop on walkability

Carlisle officials and local residents met with representatives from Smart Growth America on September 23 and 24, 2013 as part of a free, grant-funded technical assistance program. The workshop provided recommendations to enhance the community’s walkability, and hence safety, particularly in the area adjacent to Iowa 5, a very busy highway that bisects the city.

“Carlisle is very interested in implementing smart growth solutions. The economic and environmental well-being of our residents and businesses depends on a thoughtful and reasonable pattern of growth across our region,” said Mayor Ruth Randleman. “In fact, we see smart growth solutions as the only responsible way to address the needs of our pedestrians, bicyclists, and motorists.”

Councilmember Hans Riemer has a problem. Residents of the greater Washington, DC metro area increasingly want to live in attractive, high quality, urban neighborhoods—but there aren’t enough of those neighborhoods in his home district of Montgomery County, MD, to meet the demand.

“Cities are reviving and becoming incredibly attractive places to live,” says Riemer, a charter member of Smart Growth America’s Local Leaders Council. “We’re seeing the impacts of that in Montgomery County. Where people used to prefer the suburbs, they now want to live in cities.”

Chrisopher Leinberger, President of LOCUS and coauthor of the new report “Walk this Way:The Economic Promise of Walkable Places in Metropolitan Washington, D.C.” sat down with NPR’s Marketplace‘s David Brancaccio and Stacey Vanek Smith earlier today to talk about the report’s findings and the rising popularity of walkable neighborhoods. Walkable neighborhoods now the most coveted in real estate

The most valuable real estate today is in walkable urban locations – and that’s a stark change from only a decade ago.

That is one of the principal findings of a new report from the Brookings Institution. Walk this Way:The Economic Promise of Walkable Places in Metropolitan Washington, D.C. is an economic analysis of the neighborhoods in and surrounding our nation’s capital.

“Emerging evidence points to a preference for mixed-use, compact, amenity-rich, transit-accessible neighborhoods or walkable places,” the report explains, noting that consumer preferences have shifted and that demand for walkable housing is outpacing supply, thus contributing to higher property values.

Invest in smarter communities

How are we going to deal with gas prices? Pennsylvanians are paying about $3.70 per gallon and a recent Rasmussen Poll found that 72 percent of Americans think gas might cost $5 per gallon before long.

High gas prices depress other sectors of the economy, push up the cost of food and shake consumer confidence. This isn’t a new problem; it is one we faced as recently as 2008 and at various times since the 1970s. Will we finally demand real solutions?

It is time to get off the gas-price roller coaster. Calls for domestic drilling and other quick fixes to increase supply have dominated the conversation, but we know that ever-increasing global consumption of oil will quickly outstrip our capacity and continue to drive up prices. Alternative fuels have a long way to go. Real, long-term solutions must address our individual and national dependence on finite fossil fuels, which means we need to invest in infrastructure that gives communities better transportation choices.

AAA estimates the cost of owning and operating a car this year at $8,776. The average American household is now spending approximately 20 percent of its after-tax income on transportation. It would be a logical time for budget-conscious households to turn to public transportation, but here in Allegheny County, the Port Authority just cut service hours by 15 percent and many routes are overcrowded.

Round Three: Your Stories About Avoiding the High Cost of Gas by Walking, Biking and Taking Public Transportation

A recent NBC poll found a whopping 69 percent say that high gas prices have affected them either “a great deal” or “quite a bit.” That was significantly higher than any other economic concern on the list– higher than rising food prices, foreclosures, or even unemployment.

When Smart Growth America asked for stories about the impact of high gas prices, a number of people told us about lifestyle choices they made so they wouldn’t be dependent on driving or severely affected by gas prices. Several people told us they chose to live in a place where walking, biking and public transportation were viable options because they wanted that kind of freedom for getting around. Here are some of their stories:

Seven years ago, when Patricia moved from “car-country California” to coastal North Carolina, gas prices were $1.38. But she said, regardless of the cost of filling up her tank, they wanted to live where they could walk or bike for most of their daily errands. Now gas prices have tripled. While she’s glad she’s not reliant on a car for most daily needs, her family is still carefully considering (and cancelling some) long-distance car trips. Patricia also noted that since gas prices started climbing she’s seen more people of all shapes and sizes out on their bikes– a trend she thinks is a good thing.

Steve from Kansas City told us “three years ago when my wife and I were considering buying a new house, availability of mass transit was a high priority and living in a ‘walkable neighborhood.’ We now live a half block from a bus stop and within 4 miles of my wife’s work. We regularly walk for errands or ride our bicycles.” Steve logged 3,500 miles on his bike last year (that means savings on gas and a gym membership!) and frequently rides the bus. He mentioned that now that gas prices have gone up he’s noticed many more bus riders, and he’s relieved that he and his wife don’t have to worry about gas prices too much.

When Gretchen moved to Boston last year, she got rid of her car. Gretchen pointed out that in addition to gas, she didn’t want to be beholden to maintenance, repairs and parking expenses too. It can be challenging to visit her family in New Hampshire where public transportation options are limited, but with some flexibility, carpooling, and building in extra travel time she’s been able to make due car-free and is happy with her decision.

As gas prices remain high, more and more Americans are looking to drive shorter distances or increase their transportation choices. The NBC poll is a reminder that even though gas prices have recently dropped 30 or 40 cents from their high earlier this year, this significant expense is still hurting household budgets across the country – and people are starting to make big changes in reaction to that. Part of Smart Growth America’s work is helping great communities have more low cost options for getting around, but we need to hear from you to do it.
