In Ohio and around the country, real estate developers and investors are recognizing pent-up demand for and a market shift toward sustainable, walkable urban places. Despite this paradigm shift and change in market momentum, many local, state and federal policies currently in place distort development incentives and hamper efforts to create the development consumers want and that support strong local economies. Urban developers and real estate and land use experts can align to provide state and national policy makers with expert advice on current consumer demand and the many benefits of urban and metropolitan growth strategies.

Over the past few days—January 16th and 17th—Greater Ohio traveled to Cincinnati, Columbus and Cleveland to co-host events with the Urban Land Institute district councils of Cincinnati, Cleveland and Columbus, as well as LOCUS to host “Advancing Ohio’s Urban Agenda: Walkable Communities for Globally Competitive Cities,” an exclusive series featuring Christopher Leinberger, President of LOCUS—a national network of real estate developers and investors that advocates for sustainable, walkable urban development in America’s metropolitan areas.

Introducing LOCUS state chapters

LOCUS is proud to formally announce that we are expanding our efforts to six key regions across the country with LOCUS state chapters. LOCUS state chapters, working closely with LOCUS members in these states, will complement and enhance our ongoing national work to promote walkable development through education, advocacy, and technical assistance.

We have already begun work in the chapters states of Alabama, California, Georgia, Michigan, Minnesota and Washington. Thank you to the LOCUS members and allies who have met with us in these states thus far.

New report calls for examination of federal real estate spending

Federal financing of and spending on real estate impacts millions of Americans on every street, in every neighborhood, town and rural community in the country. From loan guarantees to commercial tax credits, these programs help those most in need pay their rent, help families purchase their first home, and provide financing for commercial development. The federal government impacts where and how homes and even whole neighborhoods are built in the United States.

Federal Involvement in Real Estate: A call for examination surveys this spending, which encompasses approximately $450 billion each year. Through a combination of direct spending and commitments, this funding supports loans and loan guarantees, grants, and tax credits.

This spending has an enormous impact on the U.S. real estate market. Though usually viewed as a “free” market, the U.S. real estate sector is heavily influenced by direct and indirect government intervention. Taken as a whole, these expenditures and investments impact where real estate is developed and what kind of product is built.

Even a cursory analysis reveals this impact is uneven. For example, small multifamily buildings are less likely to receive financing, despite the fact that most renters in the United States live in these smaller buildings. Viewed as whole, federal funds are not targeted to those most in need, are not targeted to strengthen existing communities and are not targeted to places where people have economic opportunities.

Smart Growth America's Top 12 of 2012: Visiting towns and cities across the country

We’re doing a special blog series highlighting some of Smart Growth America’s favorite accomplishments from 2012. This is the seventh of twelve installments.

In 2012 Smart Growth America went to, worked with and spoke in dozens of towns across the country. It was great to meet the people in those places, and to learn how they’re using smart growth strategies to make their hometown better.

Where is America growing? The answer may surprise you.

Cities are growing faster than their suburbs for the first time in recent history, and this trend applies to the country’s biggest as well as some of its smallest.

New analysis of U.S. Census data from Smart Growth America reveals that cities in small metro areas are gaining population – and most are growing faster than their suburbs. This finding reflects population trends revealed earlier this year in research from the Brookings Institution, which examined growth rates the country’s 51 largest metropolitan areas. But whereas that report looked only at large metro areas like New York, San Francisco and Chicago, Smart Growth America’s research examines what’s happening in the nation’s slightly smaller – but no less important – metro areas.

The results are surprising.

“Small metro areas’ cities are doing just as well, if not better than, big cities,” says Smart Growth America President and CEO Geoffrey Anderson. “The trend in terms of population growth is toward city living, and that’s happening at a greater rate in our smaller metro areas and the middle of the country.”

Lessons learned in Louisville: a common vision for Complete Streets

In 2006, just as the Complete Streets movement was gaining momentum, Gresham Smith and Partners (GS&P) put together a Complete Streets Design Manual for the City of Louisville Metro Planning and Design Services Department. The manual offered practical guidelines for using Complete Streets principles within urban, suburban, rural, residential and commercial streetscapes.

At first, the Complete Streets Manual existed mostly as theory, providing universal language for unbuilt projects. Today, it exists as a living language across the city, visible in a diverse range of Complete Streets projects, each testifying to commonly held guidelines. That jump from theory to practice was far from automatic, and other cities can learn from Louisville’s trajectory.
