LOCUS is a leader in advancing transit-oriented development and leveraging infrastructure investment to support housing and community development. In order to help us advance our work, we have adopted a new set of programmatic priorities. These three values are at the core of the work LOCUS has done and will continue to guide us in our efforts moving forward.

Our three priorities:

Deliver more housing near transit

Proximity to transit hubs like train stations or bus stops means easy access to transportation networks. This is especially beneficial for commuters and  low-income residents. Living near transit gives the option to not need a personal vehicle and can help reduce carbon footprints and contribute positively to environmental sustainability efforts. Transit-oriented development often includes amenities such as shops, restaurants, and recreational areas and supports our commitment to fostering vibrant communities.

 

Support communities by creating access to diverse housing options and development types

Diverse housing options cater to people from various socio-economic backgrounds, ages, and family sizes. This inclusivity fosters diverse communities where individuals with different needs and preferences can find suitable housing. With diverse housing options—especially in the midst of a housing crisis in the U.S.—housing affordability needs to be a priority. Legislation and incentives for the development of affordable housing units in mixed-income developments near transit hubs ensure that housing remains accessible to all income levels.

 

Strengthen opportunities for public-private partnerships

Strengthening opportunities for public-private partnerships (PPPs) is one way the development of transit infrastructure such as railways, bus stations, and transit hubs are built more efficiently. Private sector involvement can bring expertise, innovation, and funding that may not be readily available through public funding alone. PPPs can distribute costs and risks between the public and private sectors, optimizing financial resources and ensuring that infrastructure projects are delivered within budget. Strengthening opportunities for public-private partnerships for transit-oriented communities is essential for leveraging resources, accelerating project delivery, promoting sustainable urban development, stimulating economic growth, and enhancing overall quality of life for residents.
